The US hospitality industry is making a slow but steady comeback from the pandemic, but it’s having to meet the new expectations of today’s clientele. As guests return, they do so with expectations that hotels have changed. The bar has been set higher–particularly when it comes to the technology available to them when and where they stay. In response, the AEC industry is working with hoteliers to integrate PropTech into new hotel builds and renovations.
It is critical to understand how travelers’ demands are driving changes in hospitality infrastructure. The following conclusions are drawn from a survey of decision-makers in the hospitality industry to better understand priorities that sit at the intersection of PropTech and customer satisfaction.
Developers need to future proof their buildings. The pandemic has left an indelible mark on how and where we work, play and live—a recent NMHC survey showed that over 91% of apartment residents say high-speed internet is an important factor when considering an apartment with nearly 75% stating that Wi-Fi should be pre-installed. According to that same survey, an additional 69% of residents indicated that community Wi-Fi ranked as an important amenity.
Meeting the increasing requirements of a more demanding and technology-hungry tenant pool has become table stakes in the quest for occupancy, and many owner/developers are still playing catch up to this new reality. By relying on legacy know-how that has been developed over the past 15 to 20 years, some are finding themselves ill-equipped in the race to develop and open today’s smart buildings. An example that illustrates how the current process may be splintered can be found in how the proptech platforms are purchased or “bought out” by the general contractor. A developer may have different vendors for low voltage, bulk Wi-Fi, security cameras and access control, but these four systems typically have a requirement to “interoperate” or function in unison, which can be challenging if you have four different companies installing them.

For multifamily properties, Allbridge takes care of their technology needs—from planning to installation to support.
Fontainebleau, Miami Beach. Allbridge is providing planning, implementation, and support for Wi-Fi 6 plus network and infrastructure upgrades, including about 1,500 access points to extend and enhance Wi-Fi coverage.
Internet, TV, security cameras, back-office devices: There’s a long laundry list of must-have technologies for multifamily properties today. And residents’ tech needs have only grown as more people have started—and continued—to work from home.
When it comes to installing and managing all these systems, multifamily property owners tend to assume they need a different provider for each one. They might have gotten so used to that process that they don’t realize there’s another way of going about it.
Allbridge maintains it has another, better way: The Raleigh, N.C.-based company serves as the single provider for almost any technology a property needs. While it has focused mainly on the commercial sector (including hospitality, senior living, and mixed use), Allbridge has been branching out into multifamily buildings. In all, it handles about 800 projects a year.
In 2018, Allbridge formed from the merger of three tech solution providers—Bulk TV & Internet, DCI Design Communications, and EthoStream—after all three were acquired by the investment firm Marlin Equity Partners. In 2020, Allbridge acquired Ipanema Solutions, a technology engineering company.
Allbridge aims to take the technology-management burden off of property owners by serving, in effect, as a design-build firm specifically for technology. By bringing a property’s various technologies under its single purview, Allbridge can “help mitigate project risks, increase property value, and improve end users’ lives,” says Jen Yokley, senior vice president, marketing. Its approach also helps control budgets and schedules, she adds.
The company doesn’t just install the tech. It serves as the go-to tech expert, from end to end. “We work with our customers from design and planning through the lifecycle of the building,” Yokley says.
COMPLEX-WIDE TECHNOLOGY SERVICES
At the start of a building project, the company collaborates with the property owners to determine the services and systems they need. “Owners and developers have to think about the technology as a full technology stack, right from the beginning,” says Don Jensen, business development, multifamily and student housing.
Allbridge then creates a few potential technology plans for the entire complex, and the owners select the plan and services they want. The company treats the plan development as part of its pre-sale process, according to Jensen. Owners can keep the plan, or they can hire Allbridge to execute some or all of it. Early on in the process, Allbridge also makes clear what it doesn’t do, such as provide project management solutions.

The wide range of available technologies includes phone systems, video intercoms, video surveillance, and the low-voltage cables that enable our modern tech world. Allbridge can provide security access systems, such as smart locks for common areas and units—so residents can use smartphone apps to remotely unlock package-room doors or their own doors for deliveries. The technology stack also can include TVs and music systems in the building’s shared areas, such as the fitness center, as well as the devices (phones, desktops, laptops, and printers) that the management office needs.
Rather than leaving it to residents to address their individual tech needs themselves, Allbridge’s property-wide technology plan provides network convergence—that is, a single network for phone, video, and data communication services, as opposed to segmented networks built for each service. The converged network includes every single tech, whether it’s wired or wireless. If work-from-home residents want to type on their laptops beside the property’s pool while sending documents to the printers in their units, Allbridge can enable that connectivity securely.
With the plan in place, Allbridge’s team members then install almost all the solutions themselves, rather than outsourcing that work to third-party providers. “We not only design it, we also deploy it,” Jensen says.
Post-installation, Allbridge provides a customer-support team. So if, for example, a multifamily building’s leasing agent has trouble with the office printer, that person can call the company that installed it, not a random repair service.
Jensen points to a multifamily project in California: “The general contractor loves the fact that they have one person to call for oversight of all the trades,” he says. “They’re not calling the low-voltage cabler, the wireless provider, the TV provider.” Instead, the GC just calls Allbridge, which both installs the services and ensures their interoperability, so they work together seamlessly.
“Accountability starts and stops with Allbridge,” Jensen says. “And the finger pointing goes away.”

It’s no secret streaming has dramatically changed how people, especially younger generations, consume entertainment. In 2018, a larger percentage of households subscribed to a streaming service (69 percent) than to traditional TV (65 percent) for the first time, according to research from Deloitte Insights. As consumers shift to these services, they increasingly expect to be able to use them as they travel.
Right now, there are two main ways for hotel guests to watch streaming content on their in-room televisions: through apps on the TV or by casting from a personal device. Shane Pierce, VP of business development at Allbridge, leans toward casting being the easier of the two options.
“If you’re in a guestroom and you walk in and you want to watch Netflix, would you rather open up Netflix on your phone and hit the cast button or would you rather use the remote control and type in your username and password and spend the time typing in without a keyboard and then after that making sure that your credentials, which is your user name and password, are wiped out after you leave?” Pierce asked.
Pierce said Allbridge is seeing an equal demand for streaming apps and casting. Early adopters of Netflix drove the initial demand for the apps at first, he said, but as people have begun using Chromecast and Apple TV at home, casting has become increasingly prevalent.
When asked what features they would prefer on their guestroom televisions, 54 percent expressed interest in casting content from a personal device to the television. When asked to choose between casting content from their own device versus directly inputting login details into apps on the television, 82 percent of respondents opted for casting.
Interestingly, despite only 29 percent of hoteliers saying they believe guests are still interested in using video-on-demand, 39 percent of guest respondents said they were still interested in VOD. This number only drops to 36 percent asked to choose between watching VOD movies versus casting content from their device (only 11 percent of hoteliers believed guests would choose VOD).
One of casting’s key benefits, according to Pierce, is security. Since guests access all their content on their personal device, they never need to log in to an app on the television. In doing so, they take the burden of wiping that information off of the hotel.
As technology evolves, in-room entertainment and guest expectations are sure to evolve as well. How they will change remains to be seen though, said Pierce. Specifically, he pointed to the television companies currently releasing products with casting already built in. “If that works successfully, then that will basically eliminate the need for any hardware behind the television and I think casting will become even more prevalent.”
For more than a decade, the catchphrase in long-term care furnishings was “home-like.”
Selling the appearance of a residential setting by mirroring home and hospitality trends was paramount.
While you’ll still find plenty of nods to current décor trends — hello, neutral grays and barn wood embellishment — there’s a new theme in both furniture and design.
Technology is driving product development, with skilled nursing facilities selecting innovative pieces that meet their residents’ needs, keep their employees safe and keep pace with the ever-evolving digital capabilities of consumer and home electronics.
“Ten years ago, most nursing home residents were on the verge of accepting technology,” says Brian Roth, vice president of marketing and sales for bed and chair maker Med-Mizer. “Now, every future generation is used to this playing a key part of their life, and we feel nursing homes and manufacturers will have to find out ways to incorporate this technology moving forward.”
Sometimes, the technology is visible. Think signage; flat-screen TVs; and in-room, wall-mounted tablets or voice-activated lighting controls.
But just as often, the technological advances are embedded within products, whether that means improvements in mechanical operations; man-made, performance materials; or new, digital components such as built-in charging ports.
“A lot of the furniture now is powered [equipped with electrical ports], which we never saw before,” says Kristy Yang, senior interior designer with Direct Supply Aptura. “That makes it more accessible to residents who want to bring their iPad into a common space, and it’s appealing and drawing visitors and families to common spaces, too.”
The kinds of innovation now tucked into everyday pieces clearly influence both function and appearance.
One major trend over the last decade has been the rise of wood replacements made using new manufacturing processes, such as thermoformed flooring surfaces that don’t require edge treatments. Gone are bulky thresholds. Better acoustics are an added bonus from the improvements.
“Alternate products to wood have taken a strong hold in our market,” says Jacki Zumsteg, director of interior design for Invacare. “Aluminum frame chairs and 3D laminate are all providing options to the wood product.”
Many of the changes have been driven by manufacturers, who are responding to providers’ requests for durable, lightweight materials that last and include some added advantage for their residents.
As an example, Yang’s fellow senior interior designer Amy Warden points to the new range of fabrics that give communities seemingly unending options for comfortable and beautiful seating.
“The feel of the fabric is so much nicer than it was 10 years ago,” she says. “Now, fabric barriers feel like treatments you would have at home.”
The trick is in nanotechnology coatings — many now use environmentally friendly solutions in response to clean air standards — that are backed up by durable interior materials.
Today’s designs often accommodate a wide range of medical or social needs with looks that belie their healthcare roots.
Those barn doors so popular in design magazines and on HGTV? Turns out they brought a warm aesthetic and new function to a skilled nursing home client Yang recently worked with in Illinois.
Used for an in-room bathroom, the barn door slides behind furnishings when opened and requires no door frame. That means a wider, more accessible entrance for residents, especially those who use a wheelchair.
Changing needs
Major drivers for innovation include ergonomics that limit staff injuries, resident mobility and liability concerns.
“When we can innovate and design solutions to improve outcomes and help nursing homes provide more effective and efficient care, it’s a win-win for everyone,” Roth says.
Med-Mizer looks to trends in hospitals and hospitality for inspiration, he adds. But the company also considers how payment models change and how the metrics used in nursing homes can drive needs. Merger and acquisition activity, especially as it relates to single companies providing a continuum of care, also motivates furniture makers to think differently.
The obesity epidemic and changing acuity levels also have been major factors over the last decade. At Med-Mizer, they led to the development of a new tilt-in-space chair.
“During our design phase, we spoke to countless clinicians who all complained about the current ergonomics — hand grip placement, caster/steering challenges, residents sliding down and to the side in the chairs,” Roth says.
Designers added new hand grips, dual-steering casters and a patent-pending Vback to keep residents and staff more comfortable when using the chair.
Likewise, Comfort Tek created its Chair CADDIE after considering how a caregiver moves a seated person up to or away from a table — and how much damage regular chairs can do to expensive flooring.
The sled-like device was made to “specifically reduce the effort required on behalf of a caregiver when moving a mobility challenged person up to the table,” says president Randy Schellenberg.
He says the device can help stabilize chairs that have been damaged by tugging and twisting, extending life. The CADDIE adds only about ¾ of an inch to chair height, and the casters lock. Those features were incorporated with safety in mind.
The idea that skilled nursing home residents are entering older and sicker will drive the development of more specialized equipment, Roth predicts. His company recently launched the AllCare floor-level bed as a tool for facilities, limiting the use of side rails.
“Floor-level beds, wider width, larger weight capacity, advanced positioning, and more advanced features … are having demand increase as nursing homes have to face the challenges of dealing with rising levels of acuity,” he says.
Digital presence
Among the features Roth sees gaining popularity are high-tech ones, like embedded scales and fall notification systems.
That’s just the beginning of how technology is influencing design and function in today’s facilities.
“We see the entire healthcare market ready to explode when it comes to Wi-Fi and the possibilities for residents,” says Josh Lambert, vice president of sales for Allbridge, provider of data, video and voice technology. “Tablets and smartphones will continue to advance and we believe that the resident’s adoption of these pieces of technology and their features will rapidly grow and become the norm.”
The evolution means designers have been able to get rid of some clutter while incorporating new functional elements.
Lambert says he has seen great advances in TV hardware in healthcare settings over the last two years, a trend, like most, that follows hospitality adoptions. Clunky speakers and cable boxes are gone, as are multiple remotes. Wireless access points now allow entertainment and resident engagement services to stream on in-room TVs with simplicity.
“In my opinion, internet connectivity is the key to future technological success in the LTC space,” Lambert adds. “Simple things that we all do now, such as FaceTime or Skype, watching YouTube videos or streaming Netflix will be a basic starting point for the demands of the residents and their families.”
Features like voice command — now available to power in-room lighting and bathroom mirrors — will continue to influence design as more seniors become familiar with the capabilities.
Many senior living communities are already experimenting with such technologies, and these are expected to begin trickling in to nursing homes sooner rather than later.
In New York City, an upscale community being designed by Maplewood Senior Living will offer an even more comprehensive solution for its residents — including those in memory care. Many communities have been using technology that incorporates Amazon’s Alexa. Front Porch Center for Innovation and Wellbeing, for example, in 2017 launched a six-month Amazon Alexa Pilot Study at Carlsbad By The Sea, a continuing care retirement community in San Diego. Civitas Senior Living also has used Alexa in each of its independent living apartments in suburban Houston.
